When you are ready to sell your Hollywood Florida home, whether you use a real estate agent or not, you need to have a market analysis in order to price it correctly, according to real estate professional Sue Weaver with Coral Shores Realty.  But trying to do one yourself with online information probably won't be accurate so it is best to utilize the services of a professional.

 

The most important thing to remember about a market analysis is that you are only being given the information as it is available to the agent.  When Hollywood Florida sellers put their house on the market they typically have a price in mind before they talk to a real estate agent.  They may have an amount that they want to have in order for the sale to be worthwhile for them.  And they may even have to clear a certain amount in order to get into their new home. Unfortunately, in a market analysis none of this matters.

 

When an agent compiles a market analysis they can only use the facts from the computer.  The first step is to look at the comparable homes that have sold in the Hollywood Florida neighborhood with comparable being the operative word.  If the homes that have sold do not closely resemble your home then adjustments have to be made.  For instance, if a comparable home has an additional bedroom that yours doesn't then you have to deduct the value of a bedroom.

 

An important point with sold homes is the sold price at closing- not the asking price.  This may differ by tens of thousands of dollars.  What someone is asking is irrelevant: what it sells for is what is important.  Neighbors may quote prices, what they paid, what it appraised for, etc., but, again, that is not where the information will come from.

 

If there are foreclosures in the neighborhood within the last six months they will have to be considered as comparables.  This will probably bring down the value, but this is the exact same information that the appraiser will use when they appraise it for the lender.  There is no way around this.

Step 1
Determine the after repaired value

You actually have to start with the end in mind.  On any property in Hollywood Florida that you are making an offer on, you first need to determine what you can expect the property to sell for after it is fully repaired.  

You can ask your friendly real estate agent or title company for comparable properties in the Hollywood Florida area.  Just make sure you are comparing apples to apples.  You want to compare your investment house against very similar properties in Hollywood Florida.  

If you have a 3 bedroom house with 1500 square feet find at least three other houses that are similar within the same neighborhood (or a very comparable neighborhood) that have sold in the last six months.



Step 2

Determine your closing costs on the purchase of the property in Hollywood Florida

There can be a lot of costs that can add up when you are closing on a property in Hollywood Florida.   Here is a list of things to include in these costs.

I wouldn’t settle on less than $15,000 minimum for a profit on a fixer property.  Even with all the figuring you have done, your profit can still get eaten away by unseen issues that can come up with the property, especially if the rehab and sale takes longer than anticipated.

This is the main reason we start with the end in mind.  Do your best to look at this as a math formula.  Leave your emotions behind when you get to the end of the formula you have your answer on what you can afford to pay for a property.

Step 8

Determine what the most you can pay for the property will be.

Now we are ready to determine what we can afford to pay for the property in the Hollywood Florida area.

Simply take your predetermined after repaired value and subtract the following:
closing costs on purchase
holding costs
repair costs
sale costs
closing costs on sale
your profit

What you are left with is the MOST you can afford to pay for the property and still make the profit you are looking for.

This formula takes a little time, but the more offers you make, the quicker you will get at compiling the data and making lots of offers.

So you want to buy a foreclosed house that you saw on the list? What is the bidding process like? We will discuss what happens as you bid.

The first thing that you should do is to set the maximum amount of money that you are planning on spending even before you go to the sale in Hollywood Florida. Now once you set this in your mind, it is important for you to stick with it. 

You will be bidding with someone that has been designated as the negotiator. The first offer that you give should not be the one that is the maximum that you want to spend. If you do this, then you will not be in a position to do any type of negotiating for the house in Hollywood Florida that you are bidding on. 

When you actually start talking about dollars and cents, then your best bet is to come in low. Don’t let yourself be intimidated by the bank officer that you are negotiating.
